Market data

The Mascouche plex market in numbers

Mascouche had 11 plex listings over the period. That's a small sample: we show it, then complete it with the Les Moulins grouping, which brings together Mascouche and Terrebonne.

Listings of 2- to 12-unit plexes collected from Centris by ImmoMulti between June 25 and November 2, 2026. These are asking prices, not sale prices. GRM = asking price ÷ gross income shown on the listing.

A recent stock and high asking prices relative to income

Half of the plexes listed in Mascouche were built in 2006 or later, much like Les Moulins as a whole. The median asking price per door is higher than in the region, and so is the GRM: 20.1 versus 18.3. In other words, Mascouche sellers are asking for more years of gross income than their neighbours. With 11 listings, part of that gap may come down to a few buildings.

The listed price per door is not the price you get

These figures are asking prices. A building that sits on the market for months because it's overpriced pushes the median up without ever selling at that price. Price per door also ignores unit size, rent levels and expenses.

What the GRM tells you

A GRM of 20 means the asking price equals 20 years of gross income. A high GRM signals either an ambitious price or below-market rents, common with owners who have kept the same tenants for a long time. A buyer pays for the income that exists, with an adjustment for potential. Check your ratio with our GRM calculator.

How we calculate our offer

We start from the rents in your leases. We subtract actual expenses (taxes, insurance, energy, maintenance, vacancy) to get net operating income. We then adjust for the building's condition and the work ahead. A calculation you can redo yourself.

What matters when we value a plex in Mascouche

We buy throughout Mascouche, from Vieux-Mascouche to the newer neighbourhoods. The Mascouche train station, the end of an exo commuter line to Montréal, and access to Highway 25 matter to tenants. We take them into account, but your offer rests first on your income and the building's condition.

Is your plex recent? Keep your complete leases on hand. For a building five years old or less, Section F of the lease can limit the tenant's recourse to the Tribunal administratif du logement to have the rent set, under certain conditions. The buyer will want to know what each lease says. Is your building just across the line? See our page on selling an income property in Terrebonne.

Frequently asked questions

Selling an income property in Mascouche — your questions

It depends mainly on its net income, condition and leases. Plexes listed in Mascouche in 2026 had a median asking price of about $350,000 per door ($308,000 in Les Moulins), but those are asking prices, not completed sales. For a figure on your building, send us your leases: we reply with a written offer.

Yes. The sale does not end the leases: the buyer becomes the new landlord on the same terms. You don't have to vacate any unit or organize a string of showings. We ask for the current leases and the rent history.

No. We buy the building in its current condition, and the offer accounts for the work ahead. Selling as-is does not exempt you from disclosing problems you know about. Your notary can explain the possible clauses on the legal warranty.

The written offer arrives within 48 h of receiving your numbers. The signing date at the notary is then set with you: quick if you're in a hurry, later if you're waiting for year-end, the purchase of another property or the settlement of an estate.

No brokerage commission. The land transfer duties (the "welcome tax") are paid by the buyer. Selling a rental property can, however, trigger capital gains tax and recapture of depreciation already claimed: our tax guide covers the basics, and your accountant does the math.
